A partnership spanning more than a decade is a testament to trust. YH Kodit Oy and Dinair Clean Air Oy have built a partnership where efficiency replaces bureaucracy.

YH Kodit is a corporation operating in the Tampere and Turku regions in Finland. Its main business activities include property development, ownership, and management of residential properties. The company’s history spans 49 years. In 2027, YH Kodit will celebrate its 50th anniversary. The company is owned by pension funds and foundations, as well as cities and municipalities in the Pirkanmaa and Southwest Finland regions.

Nearly 15,000 residents live in YH Kodit homes, and approximately 100–200 apartments are built each year. The company offers rental, owner-occupied and right-of-occupancy apartments and specializes in state-supported public housing production called Varke. The YH Kodit Group’s mission is to provide a home for a good life, and its goal is to serve as a responsible property owner and a role model in the industry.

Tomi Jokio, who has worked with Dinair for a long time, serves as the Real Estate Director at YH Kodit. “My responsibilities include managing the existing property portfolio and the related business operations. My responsibilities include, among other things, the supervision and coordination of activities related to leasing, sales, management, property management, and renovation”, summarizes Tomi Jokio.

The partnership between Dinair and YH Kodit has lasted for over a decade. Toni Rintamäki, Regional Manager for Ostrobothnia, is the contact person at Dinair. “Right from the very first meeting, the client knew exactly what was required of the supplier to ensure things ran smoothly. That’s how we got this partnership started, and it’s still going strong today. The plan is for it to continue and grow for a long time to come”, says Toni Rintamäki.

YH Kodit builds 2–4 properties each year, which means that filtration needs are also growing. “We build several properties a year, so the need for assessment also increases. Dinair has been able to provide filters to meet our needs, even on a tight schedule for new projects. That’s partnership at its best”, says Jokio.

Filters and indoor air quality are closely tied to YH Kodit’s resident promise. Resident safety and comfortable living spaces are at the core of the company’s operations. Clean indoor air affects living conditions and comfort. “We have dozens of older properties where the original residents still live, and they’ve been very happy there. We offer various housing options, such as rental and right-of-occupancy”, Tomi summarizes.

“A filter is just one component of the HVAC system, but it affects many things. YH Kodit properties are located in diverse environments that require different types of filters. Through our assessment, we’ve been able to select filters that are precisely suited to each specific property. For example, cigarette smoke is a problem in apartment buildings, as the odor can reach the apartments. We’ve made decisions together and found effective solutions and the right filters. And you can feel and see the difference,” Toni explains.

Trust Replaces Unnecessary Communication

Over a decade of collaboration has brought us confidence. “AAF/Dinair is our partner, and we’ve been working together for a long time. The contract has been renewed because our collaboration has proven to work well and run smoothly. We prefer to seek out effective partnerships rather than just cost savings”, Tomi Jokio explains.

Jokio also feels that communication from AAF/Dinair has been sufficient for their needs. “We trust our partner, so there’s no need for excessive communication. We receive the necessary information in a timely manner and are also in contact when the situation requires it.”

AAF/Dinair has kept pace with developments. Filters today produce fewer emissions and are more sustainable than before. “Development in filters has moved toward greater sustainability, which has also been good for us”, Tomi reflects.

“AAF/Dinair has been able to get filters out on even tight schedules if an order is placed at the last minute. Through the Tampuuri app, installers order filters from us, which we deliver to their warehouse. Often, the order is delivered in a single shipment, allowing us to respond very quickly. We can also track which filters have been delivered through the app, so we only bill for the products that have actually been delivered”, Rintamäki explains.

AAF/Dinair’s domestic origin and production in Finland were key factors in YH Kodit’s decision to partner with the company. The Key Flag Symbol certification also played a significant role. “Domestic origin has been important because we are a responsible company. Our brand values are sustainability, quality, and responsibility, which AAF/Dinair concretely supports. We also want to emphasize this, as we have received The Nordic Swan Ecolabel for construction at one of our sites. The goal is to obtain it for more sites as well”, Tomi explains.

Toni Rintamäki also considers the consistency of the contact persons to be a very positive aspect. “Our installation partner places orders for filters with us and handles the final installation. The installers have remained the same for several years, as has our collaboration with Tomi. Everyone knows our products and which filters are installed at which locations.”

Journey together continues into the future

Our partnership continues toward even better indoor air quality. “I remain pleased with our collaboration. Together, we’ve learned to select the right filters, which have helped us improve indoor air quality. This has involved, for example, new projects and the solutions implemented there. Among other things, we’ve had to temporarily use filters that deviate from the plans to ensure living conditions remain satisfactory, even though the unfinished state of the environment has posed challenges. These solutions were easily found through AAF/Dinair. We learn from every situation, and decisions become easier when it comes to new buildings. “We have a great partnership”, Tomi says.
